A Rush to Build Senior Living Facilities?

How many is enough?
As our nation ages, we recognize the need for places specializing in care of elderly.  Our question is... HOW MANY? 

If a lot is zoned for 6 houses, and it's replaced with a facility housing 122 patients -- plus staff -- plus parking,
will that create problems for our community?

We are not anti-development. We support APPROPRIATE development that fits within our General Plan, maintains the character and feel of our community, and that our local services are able to support.

Ovation Senior Living

Planning Commission Legal Notice >>
Status: No-Vation group in discussions for possible legal settlement, no details. 

History: Not recommended by MAC (6-0).  
Planning Commission unanimously reversed direction and recommended it (5-0).
Approved by Board of Supervisors (4-0)  Nov. 22.
Neighbors gathered and "No-Vation" filed lawsuit.


Located at 9747 Sierra College Blvd (east side of Sierra College Blvd, 1/4 mile south of Old Auburn Road), this project is another Assisted Living/Memory Care Facility proposed for our community.

The Ovation Senior Living development is a 108,000SF two story craftsman style multi unit complex for 114 residents and 85 staff members.  It will be built on 4.5 acres of a 6.9 acre site, the remainder to be developed in the future.  The single structure building will have total of 74 units;  studio to 2 bedroom ranging in size from 500 SF to 1200 SF, with 29 being memory care units. There are 61-75 parking spaces with main entrance on Sierra College.  The property is surrounded  on 3 sides by low density single family sub-divisions and a nature preserve to the north.  Ovation Senior Living LLC is a CA corporation founded in Santa Rosa in May 2015 by Dean Mattsson.   

Given the size of this project, we've respectfully requested an EIR to verify that there would be no impacts to nearby Linda Creek.  We've also requested that the facility be reduced  to the 49 residents permissible by the Granite Bay Community Plan.

Placer County Retirement Residence (formerly "Hawthorn")

Status: Applicant's 3rd submittal is pending since June 2017.

History: Applicant submitted Environmental Questionaire, closed Oct. 14 for comments.
MAC heard informational presentation: Nov. 2, 7pm.


Located on the southwest corner of Sierra College Blvd and Old Auburn Road, this project is yet another Assisted Living Facility proposed in our community via a rezone.

Don't let the name "Placer County" mislead you: this isn't affordable HUD housing. This care facility is three stories of senior apartments adjacent to residential neighbors, creating over 40% of impervious surface, dumping runoff from parking lots into Linda Creek. 

Site: 8.9 acre lot, zoned residential-ag, 2.3 ac. min
Current zoning: 3 single family homes
Proposed zoning: 145 "care units" for 160+ residents


.....plus their full-time staff working 24x7, parking lots, delivery trucks, and more.

First, remove 56,000 cubic yards of dirt from the site.  Then allocate 21,000 gallons of water PER DAY from Folsom Lake (remember last year we were told to let our lawns die?).   The list goes on.
