Residential Re-Zoning

Several projects in Granite Bay have been proposed that require AMENDMENTS to our General Plan, and ZONING CHANGES.  Please educate yourselves about these projects... if they set a precedent in the next 6-12 months for denser housing and loss of agricultural zoning, all acreage in Granite Bay will become fair game for subdivision and re-zoning.

We are not anti-development. We support APPROPRIATE development that maintains the character and feel of our community, and that our local services are able to support.

The Park at Granite Bay

Board of Supes - legal notice "The Park"
The Park is a 16.3 acre site on the west side of Sierra College, near Annabelle Way and north of Old Auburn Road. 

Status: Private homeowners' legal team is working on the case, currently scheduled to be heard Fall 2017.

Key Issues:  Hydrology, Traffic, and Variances.

History: Not recommended by MAC (3-2) , sent onward by  Planning Commission (5-1), Board of Supervisors approved (4-1) on Oct. 11.


The proposal:
 56 single-family homes - both single
story and two-story homes
 Currently zoned for 16 homes
 Proposed zoning: 2 – 4 units per acre
 Existing zoning: 1 house per 0.9-acre
 Requesting: Zoning Change AND
 AMENDMENT to the Granite
Bay Community Plan AND
 Variance for 50% lot coverage

Whitehawk I

 Whitehawk I is a 17 acre site on the south side of Douglas Blvd, east of Woodgrove Way. 

Status: County has determined that an EIR is needed.   Paperwork has begun moving forward to scope this... will keep you updated.

History: Recommended by MAC (5-1) despite vigorous opposition from the community. Errors were discovered by local citizens in Traffic Study which required changes to the MND (Mitigated Negative Declaration  - how environmental impacts will be alleviated by the developer).  Revised MND sent to Planning Commission in 2017. Errors discovered  in Traffic Study have delayed project.

The proposal:
 24 single-family homes
 Currently zoned for 8 homes
 Proposed zoning: 0.4-acre parcels
 Existing zoning: 2.3-acre parcels
 Zoning Change AND
 AMENDMENT to the Granite Bay
Community Plan
REVISED WH1 &2 Mitigated Negative Declaration (MND) / District 4 projects >>

Whitehawk II

 
Whitehawk II is a 33-acre site on the south side of Douglas Blvd, at Seeno Avenue, east of Whitehawk I.

Status: County has determined that an EIR is needed.   Note: Project is shown on July Community Development list as "EIR Contract Pending". Paperwork has begun moving forward to scope the EIR... will keep you updated.

New:  Ventura at Granite Bay

Proposing 33 lots on 13.8 acres near Auburn Folsom Rd. and Eureka Rd. at Purdy Lane.

Hawk Homesteads


Hawk Homesteads is a pristine 245 acre site located at the corner of Cavitt Stallman Road and Barton Road, accessible by 2 lane "country" roads and surrounded by large, agriculturally-dedicated home sites.  This lot slopes up over 100 feet -- the project will be visible for miles.

Status: Property is listed for sale.

History: Informational presentation to the MAC (9/7/16) drew over 300+ concerned residents.  EIR and project temporarily on hold per Planning Dept (Dec 2016).

The proposal:

 109 single-family homes
 Currently zoned for 37 homes
 Proposed zoning: as small as 0.5-acre parcels
 Existing zoning: 4.6 to 20-acre
 Zoning Change AND
 AMENDMENT to the Granite Bay
Community Plan

The lot sizes:
37 lots of 0.5 to 0.6 acres in size
24 lots of 0.61 to 0.7 acres in size
26 lots of 0.71 to 0.8 acres in size
9 lots of 0.81 to 1.0 acres in size,
...and ONLY 13 lots of greater than an acre in size

Eureka at Granite Bay

Residential project on corner of Auburn Folsom Rd and Eureka, next to the fire station and north of a mobile home park.

Status: No work has begun.

Parcel originally approved for 20 units, was increased to 28. Variances for reduced rear lot setbacks and a perimeter wall have been granted.
